Ski Access

The Colony is built into Canyons portion of Park City Mountain Resort – US's largest ski resort. All homes feature direct ski in/out access to the runs. The Colony contains the following lifts and gondola give you convenient access to the entire resort:

The non-ski season opens up access to the the massive 400 miles single-track trail system running through Park City. The famed 26 mile Mid-Mountain Trail runs through The Colony, opening up endless oppportunties for summer picnics, climbs to the summit, or lunch on Main St.

About the Community

The Colony is a gated ski in/out community known for its large homesites affording the residents privacy, stunning views, and security. The average homesite is over 5 acres and the designated building areas ensure 90% of the 4600 acre community remains open space.

The Colony is secluded while being very accessible. Located half-way between Old Town and Kimball Junction enables quick access to shops, restaurants, Sundance Film Festival, the Arts Festival, and everything else Park City has to offer. Or simply bike or ski down to Canyons Village to enjoy concerts, meet up with friends, or grab a fun lunch.

For a bit of history, work began on the master plan in 1992 and the first homesites were released on 1998. Today, most of the homesites have been sold and many homes have been built. This mean homeowners have the luxury of peace and quiet without tens of homes being built simultaneously as is occuring in other luxury developments around park city. When you enter The Colony you are leaving the hustle behind.

Transfer Fee

The The Colony has a transfer fee of 2% of the sale price on all real estate sales and is typically paid for by the Buyer. The fee is paid to the Canyons Village Management Association, Inc. (CVMA) and contributes to an array of services designed to benefit all of its members, including the operation of the Cabriolet lift, concerts, fireworks, Canyons Village Connect, the complimentary shuttle service, road maintenance, snow removal, holiday tree lights, and landscaping.

A transfer fee is a closing cost charged by a Homeowners’ Association (HOA) at the time of a property sale. In Park City, the trend is towards instituting transfer fees and they are becoming more common. The amount can range from a few hundred dollars to a 2.5% of the sales price! Recent popularity among HOAs has been attributed to an ability to raise money without needing to raise recurring homeowner fees.

As with everything in real estate transactions, transfer fees are negotiable. This is especially true in a buyer's market. The Slope Style Realty team has experienced success getting the buyers to pay the transfer fee in weak housing markets.
