Canyons Village is the base area at Park City Mountain Resort closest to I-80 and offers ski-in ski-out luxury homes, base area condos, and high-end townhomes. Condos make up 3/4 of all properties in Canyons Village and represent the lowest cost option, though there are many high-end developments at the lift base. The The Colony is a gated luxury single family community with exceptional ski in/out access and represents the high end of the Park City real estate market. Canyons Ski Resort
Canyons Village is one of two base areas for Park City Mountain Ski Resort, often referred to as "PCMR" by locals. PCMR is one of the larest ski resorts in North America at 7,300 acres and 155 miles of ski trails. You will always remember riding the Orange Bubble Express on a cold day with its orange heated seats and bubble canopy. And the iconic 9990 lift services some truly epic powder terrain. Canyons added a European-style ski beach last year with a convenient place to meetup after skiing all day. Unlike nearby Deer Valley, skiers and snowboarders prove the two can peacefuly coexist on the Wasatch back.
Once the snow retreats to expose flowering meadows and rushing streams, the village transforms into an biking and hiking base camps. The extensive Park City mountain trail system exceeds 400 miles of trails is easily accessed from Canyons Village and offers fun for hikers, bikers, and runners of all skill levels. Less strenuous summer activities include frequent free concerts, gondola rides, golfing on the 18 hole championship golf course or the far less challenging mini golf, dining, shopping, and more.

The Village in Canyons Village is the bustling area where the lifts take riders from the towering condos up to the expansive Park City Mountain Resort. Skiers, bikers, and hikers buy lift tickets, rent equipment, and get information here. Transfer Fee
The Canyons has a transfer fee of 2% of the sale price on all real estate sales and is typically paid for by the Buyer. The fee is paid to the Canyons Village Management Association, Inc. (CVMA) and contributes to an array of services designed to benefit all of its members, including the operation of the Cabriolet lift, concerts, fireworks, Canyons Village Connect, the complimentary shuttle service, road maintenance, snow removal, holiday tree lights, and landscaping.
A transfer fee is a closing cost charged by a Homeowners’ Association (HOA) at the time of a property sale. In Park City, the trend is towards instituting transfer fees and they are becoming more common. The amount can range from a few hundred dollars to a 2.5% of the sales price! Recent popularity among HOAs has been attributed to an ability to raise money without needing to raise recurring homeowner fees.
As with everything in real estate transactions, transfer fees are negotiable. This is especially true in a buyer's market. The Slope Style Realty team has experienced success getting the buyers to pay the transfer fee in weak housing markets.
