Park City is known for skiing though it boasts to numerous public and private golf courses that offer great real estate opportunities. Real estate in Park City golf communities includes expansive gated luxury communities and publicly accessible neighborhoods. The gated communities offer many great four season amenities for the entire family to enjoy, such as horse stables, shuttle service to the ski resorts and Old Town, pools, gyms, trails, and more. Club membership may be optional or required and in some cases you will need to join a waiting list. Buying from the developer will score you a free membership and possibly a year's of club fees.
The Golf Community market shares many seasonal and property type characteristics with the Primary Residence market. Both markets overlap where a golf community affords an easy commute to Salt Lake City.
When is the Best Time?
The best time to sell Golf Community residences is from June – September. Buyers will have the best selection between August and Septempber while the best deals occur during ski season.

Golf communities are neighborhoods that feature one or more golf courses around which the community is built. In the most recent quarter, an average single family house in Jeremy Ranch averaged $1,540,000 while in the gated Glenwild community the average is $5,000,000. The four golf communities are made up of 78% single family homes, 19% townhouses, and just 3% for condos. Jeremy Ranch is the main source for condos and townhomes. Golf Community Listing Seasonality
The golf community property market is most active during the summer months. As shown by the blue line in the chart "# New Listings & Inventory - Golf Community Listings" the number of new listings begins building in earnest in March and peaks in June. The number of active listings, as shown by the green bars, continues to build through the summer and peaks in August and September. Inventory levels shrink dramatically in October, as is typical in all Park City markets.
Property Type Availability
The ‘New Listings by Unit Type’ radar plot clearly shows new single family and townhomes listings peaking in June during the strong months of May – August. Single family homes peak in June for most Park City real estate market areas, so this trend is in line with expectations.

The summer months offer the widest selection of golf community homes with the most inventory available in August and September. Examining the "New Listings & DOM" chart can provide some valuable insights if you are in search of a deal. The golf communities are unique in the Park City market with the days on market bottoming in June and building steadily through February. If you want a deal, visit Park City for some amazing skiing and spend a day or two touring the listings with sellers desparate for a buyer.
