Deer Valley is a year-round destination with powder filled winters and long, cool adventure friendly summer days. The expanded Deer Valley resort will feature over 5,700 acres of skiable terrain accessed by 37 chair lifts serving 238 ski runs. The longest ski run will be almost 5 miles and the highest point of the 2,900 verticle feet resort will be 9,350 feet. In short, Deer Valley will soon be one of the largest ski resorts in the US while still featuring its world renowned guest service. During the summer, Deer Valley features some of the best mountain biking trails in the country with flow trails, massive jumps, incredible scenery, and single track trails suitable for all skill levels. The Deer Valley trails are part of the over 400 mile Park City trail system – you have to experience the trails to believe it.

- Expected completion date of the residences is Fall 2024.
- Are nightly rentals allowed?
- Yes. Residence owners can opt to rent their residences through the Grand Hyatt Rental Program or through another property manager. They may also choose to not rent their residence.
- Additional rental management services will not be provided if an owner decides to rent their residence through a 3rd party rental program.
- Is there reserved parking for residence owners?
- Yes.
- How much are the HOA dues and what do they cover?
- The estimated HOA dues are $15-$17 per square foot. All utilities except water and electric will be covered by the HOA dues. A sampling of services covered by the HOA dues are front desk, common area maintenance, valet, ski locker room maintenance, and fitness center maintenance.
- Is there a reinvestment fee?
- The first purchase from the developer is exempt of a reinvestment fee. All subsequent sales will be charged a 1.25% community reinvestment fee.

- No, the residences are not being sold furnished.
- Are pets allowed?
- We anticipate that pets will be allowed, but potential limitations on weight and quantity may be established by the Hotel Operator. These limitations would serve to protect all residence owners and hotel guests.

- Yes. All residences will have a private assigned storage unit on a non-residential level.
- What is the sales process?
- There is a 25% deposit due with a purchase contract, followed by 14 days due diligence. Balance (75%) is due upon completion of the building.
- What is the proximity to the ski beach?
- The residences are immediately adjacent to the ski beach, requiring only a 500-foot walk to lift access.

The Residences at Grand Hyatt Deer Valley is classified as a condotel. A condotel is a condominium that operates similar to a hotel with a registration desk, booking website, cleaning services, and amenities. Like a normal condominium, the units have individual owners, some of whom may live in the complex full time. A condetel provides a professionally run rental program that provides the hotel-like guest experience during check-in and stay while also marketing the property to fill the rooms.
Park City has a number of condotels with many located near the resorts. They often sport rich amenities, such as shuttle services, pools, fitness centers, restaurants, bars, gaem rooms, and more. Owners utilizing the rental program may reserve their unit for personal use, often with some cumulative maximum days per year to ensure room availability throughout the year.
There are pros and cons to condotel ownership.The rental program generally charges a percentage of all rental fees for marketing and guest services. The rental program requires standards for furniture, dishware, linens, and other decorations so guests have a consistent experience.
